Request planning advice

If you are planning to change your property or build something new, we can give you advice before you apply for formal planning permission. 

This is known as pre-application advice.

A planning officer will review your proposed development and provide advice about:

  • whether you need planning permission
  • the likelihood of your planning application being approved
  • any issues that you need to consider before you submit your planning application 
  • the information, forms and documents you need to submit with your planning application to ensure it is valid

The advice we give you will depend on your plans. So that we can give you the correct advice, you will need to give us details about you want to do.

We recommend online meetings using Microsoft Team where possible, as they are safer and quicker to arrange.


Fees

The fees you need to pay also depend on the type of advice you are applying for. You can see the relevant fee after you have selected the type of work you plan to do.

If your works falls into more than one category, you need to pay the higher fee.


Plans and documents

You can upload plans and documents with your application, so the Planning Officer can assess your proposal.

The more information you can provide, the more useful you will find the advice we can give. You need to include an accurate site plan.  


  • Householder adviceYou need to apply for this type of advice if you want to make changes to your own property, or find out about permitted development rights.
  • Small residential adviceYou need this type of advice if you want to build a new house, a replacement house or an annex.
  • Change of use adviceThe type of advice you need regarding change of use depends on what you want to change the use to.
  • Minor development adviceChoose this option if you are building two to nine dwellings, or the site area is up to 0.5 hectares.
  • Small major development adviceChoose this option if you are building 10 to 49 dwellings, or the site area is between 0.5 and 2.0 hectares.
  • Large major development adviceChoose this option if you are building 50 to 199 dwellings, or the site area is between 2.0 and 5.0 hectares.
  • Strategic development adviceChoose this option if you are building 200 or more dwellings, or the site area is 5.0 or more hectares.
