Changes to Building Control regulations

In October 2023, the government introduced changes to Building Control laws. These changes place new duties of competence on all parties involved, and also affect higher-risk buildings. You can read more about the changes.

So that you can get building control approval, we will inspect the work at pre-defined stages. 

You can check your Inspection Service Plan to find out which stages need an inspection, or look on the Planning Portal.   

You can book a site inspection yourself, or ask the builder or architect completing the work to book it on your behalf.

Timings

We require 24 hours notice for all site inspections. We will not be able to book you in for the next working day if you submit your request after 4.30pm.

We carry out site inspections Monday to Friday, between 10:30am and 2:30pm. Unfortunately, we can’t give you a specific time slot for your inspection. 

If you registered with our Building Control system (DataSpace Live) when you applied, you can request a site inspection by logging into your account.

Once you are logged in, you need to choose the relevant application under ‘My Applications’. You then click on the Inspections tab and choose from the list of stage inspections to request your inspection.

To book a site inspection, you will need:

  • the name and contact details of the site contact
  • the address of the site where you need the inspection
  • information about the type of inspection you need
  • your inspection date (you must provide 24 hours notice and we will normally carry out the inspection the following day, subject to staff availability)

You can download the Local Authority Building Control (LABC) app and use it to request site inspections.

When you first use the app, you will need to enter your details so we know who the request has come from.

If GPS or location is active on your device, the app will know where you are when you send the request. 

To book a site inspection, you will need:

  • the address of the site where you need the inspection, if different to your location
  • information about the type of inspection you need
  • your inspection date (you must provide 24 hours notice and we will normally carry out the inspection the following day, subject to staff availability)
